Home Insurance
Dwelling, contents, liability and loss of use — written to what your home costs to rebuild, not what it would sell for.
Licensed auto, home, life and renters coverage for Forest Park from an Allstate agent 5 miles away in Fairfield.
Forest Park is one of the few towns around Cincinnati that was planned from a blank page. The land was set aside in the 1930s for the federal Greenbelt project next to Greenhills, private developers bought it in 1954, and the first houses went on sale in 1956. Most of the city filled in over the next twenty years, which is why so many streets here share the same generation of split-levels and ranches.
It is also a town where a lot of people buy their first house, and one where the biggest change in decades is happening on its border with Fairfield: the old Forest Fair Mall site is being cleared for a new business park. We are five miles away and write auto, home, life and renters coverage for Forest Park families.
Dwelling, contents, liability and loss of use — written to what your home costs to rebuild, not what it would sell for.
Liability, collision, comprehensive and the uninsured motorist coverage that decides how the bad ones end.
Term and permanent coverage sized to what your family would actually need, explained without the sales theatre.
Your belongings, your liability and somewhere to stay if the unit becomes uninhabitable. The best value in personal insurance.
In most Forest Park homes the lateral that runs from the house to the city main is the original clay or cast-iron pipe from the 1950s and 60s. Tree roots and age crack it, and the homeowner owns it all the way to the main. A standard homeowners policy does not pay to dig up and replace a failed line. A service line endorsement does, usually for a few dollars a month, and it is one of the endorsements we recommend most often here.
Your lender will not fund the loan without proof of homeowners coverage, and the premium is usually paid out of escrow. The trap is timing — waiting until the week of closing to shop leaves you taking whatever quote arrives first. Start when the inspection is done. We can bind coverage on the closing date and send the evidence of insurance straight to your lender and title company.
Structures that are not attached to the house fall under "other structures" coverage, which is normally set at ten percent of your dwelling limit. On an older Forest Park lot with a detached garage, a long fence and a shed, that ten percent can run out quickly after a storm or a fallen limb. It is an easy limit to raise once you know it exists.
In Forest Park, as in most Ohio cities, the homeowner is responsible for the lateral from the house to the main. A standard homeowners policy covers some water damage inside the home but not the excavation and replacement of the pipe itself. A service line endorsement covers that repair. We can add one to a new or existing policy.
As soon as the inspection is back and you plan to go ahead. That leaves time to compare quotes properly, and it means any issues the inspector found (roof age, electrical, plumbing) are on the table before a carrier sees them. We will have the policy start on your closing date and send proof of coverage to your lender.
